If you are considering signing a lease at Via Lugano Apartments, or possibly with any other property managed by Metric Property Management, I would suggest reading this site.

 

I have been a resident at Via Lugano for over two years. Metric Property Management was not the original management company nor was the current property manager in position when I moved here.   1. A club-like-culture of company leadership that determines whether a resident fits in or not.
  2. Security gates that are in constant disrepair.
  3. No security or concern for an increasing amount of nonresidents gaining access to the community for objectives ranging from use of the facilities to breaking into cars.
  4. Making promises to perspective tenants that are inconstant with the Property's policy and/or lease agreement in order to generate commissions and improve occupancy numbers.
  5. Insufficient hurricane preparedness then charging residents a fee to install hurricane shutters, including charging at least one handicapped resident.
  6. After Hurricane Frances, waiting three full days to even appear on the property to begin a process of evaluation much less recovery. Then excusing that delay because, “it was labor day” (quoting the property manager).
  7. As with many services, repairs to apartments are done discriminatorily.
  8. The Property Manager puts more effort in covering up these issues rather than solving them.
  9. When I spoke with Ken Shaw - District Manger Metric Property Management - about these issues, he got caught in a lie. When I polity and professionally challenged that lie, I was immediately referred to Metric Property Management’s attorney.
  10. As a result of the DM getting caught in a lie and to remove the possibility of that occurring again, I am told I must do what no other resident is required to do – all communication to Metric Property Management or their staff must be through Metric Property Management’s attorney. Any maintenance requests must be faxed to Metric Property Management’s attorney.
  11. Metric Property Management would just assume shut me up, or get rid of me before I make any more waves.
  12. Consistent with that is a continuing escalation of retaliation by Metric Property Management and their staff including, but not limited to, every phone call to Metric Property Management and the Property Manager are unreturned, and every letter I have written remains unanswered. Maintenance and service requests are ignored.
  13. As a whistleblower, Via Lugano is planning to evict me, and will do whatever is necessary including lying.

 

 

What began as an incident I had with a leasing agent and then documenting that incident has cascaded in to a series of events that has shown the true character of  Metric Property Management, and the Property Manager of Via Lugano.

 That incident as taken from my September 28, 2004 letter to Rex Pearce - South East Regional Manger Metric Property Management - is as follows:

 

In June, during a telephone conversation with B. J. [removed last name], I asked to speak with Dawn. Within a half an hour after that conversation I received a unsolicited telephone call from BJ demanding an apology from me. It was an inconceivable demand. Stunned, I ask her what she was talking about and why she was demanding an apology. She responded, “You asked to speak with my supervisor like I was a child.” Shortly thereafter, I spoke with Dawn regarding this incident. After Dawn showing no concern of BJ’s actions, I asked Dawn if it is appropriate for her staff to call tenants and demand apologies. Amazingly, Dawn justified BJ’s lack of professionalism and attacks as the result of a “pleasant conversation” I had with her the previous day, and what BJ now perceived as my escalation, “hurt her feelings”. 

 

While the actions of this leasing agent during this telephone conversation were unprofessional and juvenile, they did not bring me much concern, but after documenting it, that was all the fuel necessary for those involved to retaliate.
