The management makes promises to perspective tenants inconstant with the Property's policies and/or lease agreement to generate commissions and improve occupancy numbers.
Perspective tenants were told their dogs are welcome and residents do not have to pick up after their pets because the management hires a contractor to cleanup every week. At the same time promises like this are made, memos like the one below are sent out to residents. Not the end of the world, but continued misrepresentations to prospective tenants. Far worse were incidents where prospective tenants were told that there is no breed restrictions on dogs, and others were told there was, but it was not enforced. Tenants later were forced to get rid of their pets or move regardless of whatever was told them.
It is very easy to smile, act courteous, and tell a prospective renter whatever they want to hear (even when it is in contrast to their lease) to make the commission in renting the apartment, and get occupancy numbers up. Whenever you sign a lease make sure you understand what you are signing – it is going to have reasonable authority over anything a leasing agent or landlord tells you. After you have a problem is not the time to first read your lease.
